The city divides into very different roofing problems by quadrant and by era. Northeast communities like Saddle Ridge, Martindale, Taradale, Cornerstone and Redstone sit squarely in the hail corridor and generate the highest volume of storm claims in the city. Northwest neighbourhoods such as Tuscany, Royal Oak, Sage Hill and Evanston take the brunt of chinook wind coming off the foothills. Inner-city areas — Renfrew, Killarney, Marda Loop, Altadore, Mount Pleasant, Capitol Hill — combine mature tree cover with sixty-year-old lane garages that need replacing more often than the houses do. And the deep southeast and southwest suburbs have the largest roof areas and the steepest pitches, which drives the six-inch eavestrough and additional downspouts that a bungalow does not need.
Detached garages are a Calgary specialty of ours, because this city has more lane-access lots than almost any comparable Canadian city. The original single garage from the 1950s in Bowness, Renfrew, Highland Park or Inglewood is now too small for a modern vehicle and too far gone to keep, and replacing it is one of the highest-return exterior projects available on those lots. Older Calgary housing shares one problem almost universally, and it is invisible from the ground: blocked attic intake. Decades of insulation top-ups have buried soffit vents in the eaves of a large share of the homes we inspect, which starves the attic of intake air, unbalances the ventilation, and cooks the shingles from below in summer while building ice dams in winter. Clearing that intake and installing baffles is one of the cheapest things anyone can do to extend the life of a roof, and it is why we inspect the attic as well as the roof surface whenever access allows.
