Okotoks housing splits into two very different jobs. The older core along the Sheep River — Downtown, Central Heights, Woodhaven — has character homes with steeper pitches, more complex rooflines, mature tree cover and original wood fascia that has taken decades of Alberta weather. The newer communities — Cimarron, Drake Landing, Air Ranch, Crystal Shores, Wedderburn, Westmount, D'Arcy Ranch — are large-footprint suburban builds now reaching the age where builder-grade shingles and cladding come due. We handle both, and we quote them differently because they are genuinely different work.
The town sits on the southern track storms take when they leave Calgary, and hail here is a regular rather than an occasional event. As everywhere in this region, the damage bruises rather than leaks: the impact fractures the mat under the granules, granules shed over the following seasons, and a roof that looked fine in July fails in year three. Booking an inspection immediately after a storm crosses is what keeps a legitimate claim available, because some policies apply a limitation period measured from the date of the storm rather than the date you noticed.
Okotoks is its own town with its own development and building permit requirements for re-roofing and for detached garage construction, and its setbacks and coverage limits differ from Calgary's and from Foothills County's. We handle those applications as part of the job.
The mature tree cover in the older parts of town creates the region's other classic problem: eavestrough debris. Out in Foothills County the work changes character again. Acreages around De Winton, Aldersyde, Heritage Pointe, Red Deer Lake, Priddis and Millarville have larger roofs, full wind exposure with no windbreak, and discharge that has to be planned around a septic field and a well head as well as the foundation. We schedule rural properties as whole-site visits and price them for what they actually are rather than treating them as a town job with a longer drive.
