Rocky View County Exteriors
Rocky View County wraps around Calgary on three sides — estate acreages, country-residential parcels, working farms and hamlets, all with exposure a city lot never sees. We handle acreage roofing, siding, eavestroughs, garages and shop builds across the whole county.

Rocky View County is the ring of land around Calgary, and it contains almost every kind of rural property we work on: estate acreages in Bearspaw, Springbank and Elbow Valley; country-residential in Bragg Creek, Cochrane Lake and Langdon; working farms out toward Beiseker, Irricana, Crossfield and Madden; and hamlets like Conrich, Delacour, Dalroy, Balzac, Kathyrn and Indus. The one thing they share is that they are not city lots, and specifying them as though they were is the mistake we are most often called in to correct.
Exposure is the central fact. A country-residential property has no neighbouring buildings to break the wind, which means chinooks hit the roof, the walls and the soffit directly rather than being deflected by the house next door. Roofs get uplift-rated fastening with particular attention at rakes, ridges and eave courses. Soffit gets heavier gauge and tighter fastening, because a panel that would sit quietly for thirty years on a sheltered lot works loose out here. Siding gets flashing detail specified against driven rain and snow hitting the wall assembly directly.
Scale is the second fact. Acreage homes have bigger roof footprints and longer uninterrupted eave runs than city houses, which changes the eavestrough specification rather than just the quantity. Six-inch trough with 3x4 downspouts is the working default here, not the upgrade, and outlet counts get calculated against actual roof area and pitch — a single outlet on a long run of large single-storey roof cannot move the water fast enough in a July downpour.
Drainage has three constraints out here rather than one: the foundation, the septic field and the well head. Concentrated roof runoff onto a septic field affects how the field functions, and runoff toward a well head is a water-quality question. On a property with real grade — which is most of the western half of the county — discharge routed simply out of sight can travel right back toward the structure. All of it gets planned against the actual slope rather than assumed.
The county's development and building permit rules govern rather than Calgary's, and they differ in both directions: generally more permissive on structure size than a city parcel allows, and sometimes stricter on siting relative to a well, a septic field or a right-of-way. That matters most for the shop and oversized garage builds that are common here, where the usual binding constraint turns out to be the approach — whether a loaded concrete truck can reach the site and turn.
We schedule Rocky View properties as whole-site visits. House, garage, shop, barn and any outbuilding inspected in one trip and quoted together, because sending a crew out for one building is inefficient for everyone and because outbuilding roofs are almost always the most neglected structures on a parcel — there is no finished ceiling below to reveal a leak and nobody is standing under them in the rain.

Rocky View County FAQ
Common questions from Rocky View County
Do you regularly work on Rocky View County acreages?
+
Constantly — it is the ring of land around Calgary and it makes up a large share of our work. Estate acreages in Bearspaw, Springbank and Elbow Valley, country-residential in Bragg Creek and Langdon, working farms toward Beiseker and Crossfield, and the hamlets in between.
Why does an acreage roof need a different specification?
+
Exposure and scale. There are no neighbouring buildings to break the wind, so chinooks hit the roof, walls and soffit directly. And the roof is bigger with longer eave runs. Uplift-rated fastening, heavier-gauge soffit, six-inch eavestrough with 3x4 downspouts as the default rather than the upgrade.
How does drainage work around a well and septic field?
+
There are three constraints rather than one — the foundation, the septic field and the well head. Concentrated roof runoff onto a septic field affects how the field functions, and runoff toward a well head is a water-quality question. On a property with real grade, discharge routed out of sight can travel back toward the structure, so it gets planned against the actual slope.
Are county permit rules different from Calgary's?
+
Yes, in both directions. Generally more permissive on structure size than a city parcel allows, and sometimes stricter on siting relative to a well, septic field or right-of-way. That matters most for shop and oversized garage builds, and we handle the applications.
Can you build a shop on my parcel?
+
Yes, and it is common work here. The usual binding constraint is the approach — whether a loaded concrete truck can reach the site and turn — so we look at access before we look at the drawing.
Do you inspect the outbuildings or just the house?
+
The whole site, and we recommend it. Outbuilding roofs are almost always the most neglected structures on a parcel because there is no finished ceiling to reveal a leak and nobody stands under them. One trip, everything inspected, everything quoted together.
