Olds Exteriors

Olds is the main service centre on this stretch of the QEII, and its housing reflects that: an established older core, decades of steady subdivision growth, a substantial rental and student component around the college, and a large surrounding agricultural community. We work across all of it — asphalt shingle replacement, siding refreshes, seamless eavestroughs, soffit and fascia, and detached garage and shop builds.

This town sits squarely in the QEII hail corridor, and the corridor is the reason we come this far north regularly rather than occasionally. Storms that form on the foothills and track northeast pass through Airdrie, Crossfield, Carstairs and Didsbury and reach Olds with plenty of energy, and the claims here arrive in neighbourhood-wide waves the same way they do further south. Because Olds is a smaller market with fewer local roofing options, homeowners often wait longer for an inspection after a storm — which is exactly what costs people legitimate claims when a policy runs its limitation period from the date of the storm.

Rental and investment properties are a real part of the work here. The economics on those are different from an owner-occupied home: the decision is usually driven by a sale, a mortgage renewal or an insurance requirement rather than by how it looks, and the honest answer is more often a targeted repair than a replacement. We give that answer in writing with photographs, because a landlord being pushed into an unnecessary replacement is a common enough story in this trade.

The Town of Olds handles permits inside the boundary and Mountain View County governs the surrounding acreages and farms. County rules are generally more permissive on structure size and sometimes stricter on siting relative to a well head, septic field or right-of-way, which matters for the shop and oversized garage builds that are common out here.

Farm work around Olds is a substantial part of our northern schedule. The land here is productive mixed farming, and the buildings carry large simple roof areas with long uninterrupted runs — shops, machine sheds, barns and grain storage. They take the same hail and wind the house does, and they are almost always the most neglected structures on the parcel because no one stands under them and there is no ceiling to reveal a leak.

Practically, Olds is about an hour up the QEII and part of our regular northern run rather than a special trip. We stage work in this corridor so crews and materials arrive together and jobs run continuously once they start — which is what makes an hour's drive workable for the customer as well as for us.
